TLJ complete installation on prestigious mixed-use scheme in Holdenhurst Road, Bournemouth.

‘The Helm’ is the tallest building in the city at an impressive 19 storeys, comprising 159 Build To Rent (BTR) residential units, 2,800sqft of retail space and 37,000sqft of Grade A office and underground car parking.

M&G Real Estate UK acquired the property from builder Watkin Jones Group towards the end of 2019 which, along with another development in Sutton, expands their BTR portfolio by £93.4m. The Helm is being managed by Savills.

Smart building integration

A major factor in TLJ winning the contract was our extensive range of smart building integrations, vital for a modern BTR property.

A simple mobile app gives the user seamless and convenient operation of key functions within the property. TLJ were able to integrate with this system, supplying main entrance access control readers and locks, state-of-the-art smart mailbox lockers, lift controller operation and smartphone-compatible electronic locks on all apartments.

The stylish TLJ Identity lock set was chosen for residential rooms, its distinctive split design with bespoke lever handle complementing the interior décor. Our Mobile Keys functionality gives residents end-to-end secure access throughout the building, with their smartphone building.

The Helm is the greatest realisation to date of TLJ’s integrated building philosophy for BTR. We are proud not only of the end result, but that we have delighted stakeholders at every stage of development with how we are able to realise their vision. We have built great relationships with Watkin Jones and new owners M&G Real Estate, but realise that we are scratching the surface of proptech. TLJ will continue apace with developing new solutions and integrations for this most important of sectors.
